A gas station and convenience store project spends a disproportionate share of its budget on things a customer never sees: what is underground, what regulates it, and what the site itself has to be able to handle. Comparing this building type to a generic retail cost per square foot misses most of what actually drives the number.
Underground fuel systems are their own project inside the project
Storage tanks, piping, and the leak detection and containment systems required around them are a significant, specialized scope with their own installation standards, testing requirements, and environmental compliance obligations. This work happens before the building itself is far along, and its cost is tied to tank capacity and the number of fuel grades offered, not to the convenience store's square footage at all.
Environmental and fire code compliance shapes the whole site plan
Fuel storage and dispensing trigger environmental permitting and fire code requirements that affect setbacks, clearances around dispensers, and how the canopy and building relate to the fuel islands. These requirements are largely non-negotiable and have to be designed into the site plan from the start, because retrofitting a site plan around a compliance issue discovered late is far more expensive than planning around it from day one.
The canopy is a structural project, not a design accessory
A fuel canopy is a freestanding structure engineered to its own wind and structural loads, often in an exposed location with no adjacent building to help brace it, and its cost scales with span and the number of fueling positions it covers rather than with the convenience store's finish level. Canopy lighting, signage, and the electrical infrastructure feeding the dispensers add their own scope layered on top of the structure itself.
Site civil work carries real weight on this building type
Grading, drainage, and stormwater management have to account for fuel-related spill containment requirements in addition to standard site drainage, and traffic flow for vehicles fueling, parking, and any drive-through or car wash component has to be planned carefully on what is often a compact urban or suburban lot. A tight site with a lot of vehicle movement packed into it usually costs more in civil work than a similarly sized site with a simpler use.
Foodservice equipment adds its own cost layer
Many convenience stores now include prepared food service, from basic hot cases to a full kitchen, and that equipment brings its own plumbing, ventilation, and hood system requirements on top of the base convenience store build-out. A location planning a real foodservice program needs that equipment plan priced specifically, not folded into a generic convenience store assumption.
Brand and franchise standards add a layer of their own
A branded fuel location, or a convenience store operating under a franchise or co-brand agreement, typically has to meet a specific brand standard for canopy design, signage, and interior finish, and that standard can move the budget beyond what an independent, unbranded location would cost for the same square footage.
