But the range within self-storage construction is wide, and a climate-controlled, multi-story facility with a full security package costs meaningfully more per square foot than a single-story drive-up facility, which makes the specific format a project chooses the biggest driver of its real cost, more than any single average figure suggests.

Single-story drive-up construction sits at the lower end of the range

A traditional single-story, drive-up self-storage facility, typically metal building construction with individual unit doors accessible directly from a drive aisle, is generally the most cost-efficient format in this category, since it avoids the structural and fire code requirements that come with multi-story construction. Climate-controlled and multi-story facilities cost more, for real reasons

A multi-story or climate-controlled facility adds elevator or interior corridor circulation, a more complex fire suppression and life safety system, and HVAC sized to maintain consistent temperature and humidity across a large conditioned space, all of which add cost beyond a single-story metal building. These formats have become more common because they support smaller unit sizes and premium pricing in denser markets, but the construction cost premium that comes with them needs to be part of the initial feasibility analysis, not a surprise once design is underway.

Unit mix drives interior build cost more than most owners expect

The mix of unit sizes, and the ratio of standard units to specialty spaces like climate-controlled units, wine storage, or vehicle and boat storage, changes the amount of interior partition wall, door hardware and electrical work per square foot of net rentable area. A facility designed around a unit mix that matches actual local demand, rather than a generic size breakdown, both controls construction cost and sets the facility up to lease at the rates the market will actually support.

Security systems are a real cost category, not an accessory

Gated access control, individual unit alarms, camera coverage throughout the property, and lighting sufficient for both security and code all add up to a real electrical and low-voltage cost, and self-storage tenants increasingly expect this level of security as standard, not premium. Planning the security system's scope during design, rather than layering it on after the building shell is complete, is more cost-efficient and produces a more coherent system.

Site work and paving often account for more of the budget than owners assume

Because a self-storage facility devotes a large share of its site to drive aisles and access rather than building footprint, paving, drainage and site utility work can represent a larger percentage of total project cost than it would on a similarly sized building with a smaller footprint. Site conditions, soil, drainage, existing utility access, deserve real evaluation before committing to a total project budget.
