We build medical and dental spaces to those requirements from the start, not as an afterthought layered onto a generic build-out.

The types of medical and dental projects we take on

Medical office build-outs range from a single physician's suite to a larger multi-specialty practice, each with its own exam room count, imaging requirements, and equipment plan. Dental office build-outs carry their own specific requirements around plumbing, gas lines, and equipment placement for chairs, sterilization, and imaging. Urgent care and outpatient clinic spaces sit closer to a hybrid of medical office and retail, since they usually need the visibility and access of a retail location alongside full medical code compliance.

How we build it

We coordinate the mechanical, electrical, and plumbing scope directly against the practice's equipment plan from pre-construction on, rather than discovering a conflict once equipment shows up for installation. That includes the specific plumbing and gas requirements dental chairs and sterilization equipment carry, and the additional structural or shielding requirements imaging equipment sometimes needs. Our own finish trades, drywall, paint, tile, and millwork, carry the build-out through to a space that has to look and function like a medical office on day one, not a retrofit.

What drives the cost and the schedule

Equipment and code requirements drive most of the number here, more than finish level does on a typical office build-out: exam room count, imaging equipment, and specialty plumbing all add real mechanical and electrical scope before finishes even enter the conversation. Permitting and code review for a medical or dental space typically takes longer than a standard commercial tenant improvement, and we build that review time into the schedule rather than treating it as a standard office build-out timeline. Whether the space is a first-generation shell or a second-generation space previously used for the same purpose changes how much of the specialty MEP work can be reused versus rebuilt.

When a practice is one suite inside a larger medical office building, we coordinate our work with the building's own systems and other tenants' schedules the same way we would inside any multi-tenant property, so the build-out doesn't create a problem for the building beyond the suite itself.
