Unit turn budgets vary more from unit to unit within the same property than most owners expect, because the biggest cost driver is not the unit's size or floor plan, it is the condition the outgoing resident left it in. A well-maintained unit that needs paint and a deep clean and a unit with damaged flooring, worn cabinetry, and appliance issues can sit in the same building and cost very differently to turn.
Turn scope is a range, not one job
A light turn, paint touch-up, cleaning, and minor repairs, is a different project than a full turn that includes new flooring, cabinet refacing or replacement, appliance replacement, and updated fixtures. Turning dozens or hundreds of units across a property or portfolio is closer to a production operation: crews that specialize in specific trades move from unit to unit in sequence, materials get ordered and staged at volume, and the efficiency of that repetition can bring per-unit cost down compared to a one-off turn, provided the schedule between units stays tight enough to keep the crew moving.
Self-performing trades speeds the turn
Turns depend heavily on paint, drywall repair, flooring, and general finish trades, and a contractor whose own crews carry those trades can move directly from one unit to the next without waiting on a subcontractor's separate schedule. That matters most on properties running continuous turnover, where the gap between one unit finishing and the next one starting is itself a cost.
Standardizing materials across a portfolio
Ownership groups that manage multiple properties increasingly standardize the materials used across turns, the same flooring, the same cabinet finish, the same fixtures, across many units and sometimes across an entire portfolio. That standardization can lower cost through purchasing volume and simplify ordering, but it only works if the standard is actually set and followed consistently; a standard that gets overridden unit by unit loses most of the benefit it was meant to provide.

A turn schedule is rarely just a maintenance question; it is tied directly to leasing activity, and a unit turned too early sits vacant collecting no rent, while a unit turned too late delays a prospective resident's move-in and can cost a lease altogether. A contractor who understands that the turn schedule is really a leasing schedule, and who can move quickly once a move-out date is confirmed, is protecting revenue as much as they are managing construction.
