A retail tenant build-out finishes an existing shell to a tenant's spec, storefront, flooring, fixture backing, and finishes, on a schedule set by the lease rather than by the construction itself. Because a retail lease's open date does not move for a construction schedule, the real schedule gets built into the budget from the start.
